This page is intended to set out a guide to all fees that may be charged during a tenancy. Please note, all reference to prices include VAT. We understand that not all cases or portfolios are the same and as such we are happy to negotiate different management packages to suit differing needs.

Our full management programme offers a competitive and very thorough service, we specialise in student property and our expert management combined with knowledge of area, legislation and capital value means your investments are very well looked after.

Rents are reviewed annually ensuring maximum capital value for your investment.  Our variety of services can be tailored to meet each individual landlords needs, services include;


Advertising the property through the correct web media including StuRents our own website, Spareroom, Easyroommate, various social media platforms and Accommodation for Students (if applicable).

Our city centre branch is easily accessible for students and they often pop in to see us to find their perfect student home!


Property Photography & 360 Virtual Tour

Professional photos are taken of the property and a full description provided by Bill Free Homes.

We stand out from a lot of agents as we also offer landlords the option to have a 360 virtual tour, the virtual tours are fantastic for overseas students that aren’t in the area to view, they capture the property as if you are there and can actively involve the students, the tours are a big hit with the students!

Floor Plans are charged separately at £60 (including VAT) per plan and we highly recommend these for any house in multiple occupation, students often request them when it comes to choosing bedrooms!


Accompanied Viewings

Accompanied viewings undertaken at times to fit tenant’s requirements, including evenings and weekend. We do go the extra mile to get your house let and we drive the students to your property, we are aware there are some agents in Durham that don’t accompany any student viewings! ……Incentives are given to our managed tenants to allow “door knocking” in the unlikely event we couldn’t attend.


Tenants Managed

Tenants sourced and signed on joint and several agreements, guarantors for each individual tenant signed and referenced. Landlord approval granted and online contracts signed. All overseas students are required to have a UK based guarantor or insurance based guarantee if this is not possible.


Managed Repairs

We have an unrivalled repairs management service, Repairs are comprehensively managed by Bill Free Homes and dealt with in house or passed to landlords preferred contractors, rent collected by direct debit and passed onto landlord minus management fee, utilities also fully managed.


Bills Included

Bills inclusive option available to tenants and managed completely by Bill Free Homes. In our experience this makes for a much happier house, tenants manage their money much better, bills are paid and your property is much less likely to suffer from issues such as damp and condensation, our managed houses are warm, cosy and dry! Bus passes offered to students in properties outside of the conservation area. We are the only landlord with access to yearly passes on the new Gilesgate bus which goes direct to the Hill Colleges with services every 20 minutes.


Variety Of Letting Services

We offer a wide variety of lettings services and these can be tailored to the individual landlord, a summary of each service can be seen below and attached is a price list for all services.

  • OPTION 1: Our most popular service is our unrivalled Fully Managed letting package, there isn’t really anything we don’t do within this service, we take any stress away.
  • OPTION 2: A new Partially Managed service is available for landlords that may prefer us to take over the majority of the management, this service can be adapted to suit you as we understand landlords like to have different levels of involvement when it comes to looking after their investments.
  • OPTION 3: We have launched our NEW Find, Collect and Supply service which may suit you better. This is everything you would expect from a let only service but we take the hassle away from you and manage all utilities and rent.
  • OPTION 4: We offer a simple Let Only package for any landlord that prefers to retain the full tenancy management themselves, we advertise the property for you, accompany viewings and have tenants and guarantors signed to an AST, this can be on your own template if you wish – Once tenants are signed up we hand everything over to you!

Deposit registration
Only available for full management clients. This fee covers the cost of the deposit registration scheme and ensures your tenancy deposit is protected and the scheme rules are adhered to

Cleaning fee
This fee covers the cleaning of a property charged per bedroom basis which is conducted annually during changeover period. e.g. 3-bed property clean would be £120 inc. VAT
